A real estate agent or small office can have its own listing app, with properties, photo galleries, a map, filters, saved searches, enquiries and viewing bookings, by describing it to App Builder Agent. The AI agent writes the code, shows a phone preview in the browser, and you change it in plain English. MLS, Rightmove and Zoopla feeds are not included; listings are entered in the owner screen or imported from a CSV, which keeps the app yours and portal-independent. Building a first version fits in the Free plan (500K AI tokens a month); unlimited builds are $1.49 per 30 days on the Member plan at the time of writing.
Agents in the US, UK, Canada and the EU pay the portals for leads that arrive with three other agents' names attached. An app with your own listings, your name and your viewing calendar is the other half of the funnel: the buyer who saw your board, scanned the QR code and now gets a notification when a two-bed in their price range appears. This guide covers what a listing app needs, how listings get in without a feed, the prompt to paste, what the first minutes look like, getting it onto buyers' phones, and costs. The consumer-facing mechanics of search and filters are in a property listing app without coding; this article is the agent's version with enquiries and viewings.
What the app needs
- Listings with the fields buyers filter by. Address and area, price, type (house, flat or condo, land), beds, baths, floor area in square feet or square metres, year built, parking, status (available, under offer, sold, let agreed), description, and a photo gallery with a cover image. UK listings add tenure (freehold, leasehold) and the EPC rating; EU listings add the energy class; US and Canadian listings add HOA or condo fees and property tax.
- Search with list and map. Filters for price range, beds, type and area; a map view with pins; sort by newest and by price.
- Saved searches and favourites. A buyer saves "2 beds under 350,000 in Leith" and gets a notification when a new match is listed or a price drops.
- Enquiries and viewing bookings. A form on each listing (name, phone, email, message) and viewing slots the agent opens per property; the buyer picks a slot, the agent confirms, both get reminders.
- Agent profile. Photo, licence or registration number where your region requires it, phone, WhatsApp, office address, reviews.
- Owner screen. Add and edit listings, upload photos from the phone, change status, see the enquiry inbox and the viewing calendar, CSV import and export.
How listings get in without a feed
Portal feeds (MLS in the US and Canada, Rightmove and Zoopla in the UK, the national portals in EU countries) are licensed to members and are not part of this app. In practice, three routes cover a small office:
- Type them in. The owner screen has an add-listing form built for a phone: take the photos on site, fill the fields, publish. Five to ten minutes per property.
- Import a CSV. Most agency software exports listings as a spreadsheet. Ask the agent for a CSV import with column mapping, and re-run it whenever your inventory changes.
- Paste from your own website. If your listings are already on your site, the agent can add an import step that reads them from a page you own. Say so in the prompt and give the address.
A small office rarely carries more than a few dozen active listings, so the manual and CSV routes are usually enough, and the data stays consistent with what you have already written for the portals.
The prompt to paste
Open the AI app builder, sign in with Google, create a mobile app project and paste this with your own details:
Give three or four real listings in the prompt or right after it. The agent uses them as seed data, and you will judge the listing page on a real photo set and a real price rather than placeholders.
What you get in the first minutes
The agent writes the app in React Native, deploys the hosted backend (database, sign-in, file storage on the platform's servers) and shows the buyer app in a phone-shaped preview. Search for two beds under 350,000, open a listing, book a viewing, and then switch to the owner login to confirm it and see it on the calendar. Add a listing from the owner screen and check the saved search fires a notification.
Then refine in plain English: "the gallery should swipe full-screen", "show price per square metre on the listing page", "under offer listings stay visible but greyed", "add a mortgage estimate with an adjustable deposit and rate", "route enquiries to the listing's agent, not the office inbox". Each small change lands in the preview in under a minute. Ask early for photos to be compressed on upload (agents upload twenty at a time from the phone) and for the enquiry form to work without an account, since a first-time buyer will not sign up to ask a question.
Getting it onto phones
Your own phone gets the APK first: Download APK from the preview and install directly. Then buyers: a QR code on the sale board, the window cards and the brochure, and the download link in your email signature. Android installs from the link after one confirmation; installing an APK on Android covers the warning screen.
For a Play Store listing, ask for a signed store build. The builder generates and encrypts a signing key for the project and produces a signed APK and AAB with your own package id and an auto-incrementing version code. As of 2026 a Play Console account is a one-time US$25 with identity verification; apps upload as AAB; every app needs a privacy policy URL and a Data safety form; personal accounts opened after November 2023 must run a closed test with at least 12 testers for 14 days first. See publishing on Google Play from the US, UK or EU.
iPhone buyers use the web version of the same project at a link on appbuilderagent.com, which also works as the link on your boards. A native iPhone app requires exporting the source (Member plan and above) and building with Xcode or Expo EAS on a Mac, plus Apple's US$99 per year developer program.
What it costs
At the time of writing: Free includes 500K AI tokens a month (with a free APK download), with all features and no card; a listing app like the one above is typically a few hundred thousand tokens to build and refine. Member is $1.49 per 30 days for 5M tokens, unlimited builds and source export; Pro is $5.72 per 30 days for 10M tokens. There is no per-listing or per-lead fee. Prices can change; check the site.
By comparison, agent website and app packages from real estate software vendors in the US, UK and EU commonly list monthly plans in the tens to hundreds of dollars, pounds or euros, and a custom app from an agency runs roughly US$20,000 to $150,000 or more. How much it costs to build an app compares the routes.
Notes for the US, UK, Canada and the EU
- Required information. UK listings should show tenure, EPC rating and council tax band; EU listings show the energy class; US and Canadian listings usually show property tax and HOA or condo fees, and brokerage licence details on the agent profile where the state or province requires it. Put these fields in the prompt so they are not an afterthought.
- Fair housing and equal treatment. In the US, the Fair Housing Act governs how listings are described and marketed; the UK Equality Act and EU equal treatment rules apply similarly. Keep listing descriptions to the property and let the agent add a wording check if you want one.
- Privacy. Enquiries contain names, phone numbers and sometimes financial details. GDPR (EU), UK GDPR and California's CCPA/CPRA apply; a privacy notice plus "export my data" and "delete my account" in the buyer profile covers most of it. See a privacy policy for your app. General information, not legal advice.
- Units and currency. Square feet in the US and Canada, square metres in the UK (often both) and the EU; USD, CAD, GBP or EUR. State it once in the prompt.
Tip: Put the QR code on the sale board before anything else. A buyer standing outside a house is the highest-intent visitor you will ever have, and the listing page with the viewing slots is exactly what they want at that moment.

Frequently asked
Does the app pull listings from the MLS, Rightmove or Zoopla?
No. Portal and MLS feeds are not included. You or your office enter listings in the owner screen (address, price, photos, details), or import a CSV you export from your existing software. That takes a few minutes per listing and keeps the app portal-independent.
Can buyers book viewings from the app?
Yes. Each listing has viewing slots you set, buyers pick one, you confirm from the owner screen, and both sides get a reminder. Enquiries without a slot go to an inbox with the buyer's name, phone and message.
Will it show properties on a map?
Yes. Listings have a location, the search screen has a list and a map view, and each listing opens directions in the phone's maps app. Ask for a radius filter if your area is spread out.
Is this for one agent or a whole office?
Either. One agent uses the owner login alone; an office adds an agent role so each listing has a named agent and enquiries route to them. Both are described in plain English and share the same hosted backend.
What does it cost?
At the time of writing the Free plan includes 500K AI tokens a month (with a free APK download), enough for a first version; the Member plan is $1.49 per 30 days for 5M tokens, unlimited builds and source export. Google Play adds a one-time US$25 registration if you list the app.
